Determinants of organisational readiness for computer-aided facilities management (CAFM) implementation in commercial buildings in Sri Lanka: a confirmatory factor analysis

Abstract
Purpose The purpose of this study is to investigate the key dimensions and factors that determine the organisational readiness for computer-aided facilities management implementation in commercial buildings in Sri Lanka. Design/methodology/approach This study adopted a mixed-method approach, using expert interviews and a subsequent questionnaire survey as data collection tools. Data analysis was done using manual content analysis and advanced statistical methods, including principal component analysis and confirmatory factor analysis, respectively. Findings The outcome of this research is a set of reliable, valid and unidimensional first-order measurements focusing on four key dimensions, including people readiness, organisational systems and structural readiness, technological readiness and operational readiness with 18 underlying factors that can be used for the conceptualisation and measurement of organisational readiness for computer-aided facilities management implementation in commercial buildings in Sri Lanka. Originality/value This research contributes to the ongoing discourse on computer-aided facilities management implementation by providing facility managers with a practical framework to assess organisational readiness in the context of commercial buildings.
